Architectural Fees

  • Our fee is determined based on the scope and complexity of the project: Ultimately, the fee will be tailored to each project to give you the best possible service and value.

  • Depending on the scale of the project and brief, you should expect to invest at least £3,000 in a Design and Planning services. Other services, such as Feasibility Studies (which range from £1,000 – £5,000 depending on the scope), Permitted Development reports or Contract Management appointment are priced on case-by case basis.

  • To provide you with a general idea, our architectural services typically range from 10% to 15% of the total construction cost. This fee depends on the project's scale and scope.
    We offer flexible engagement options: you can choose our comprehensive full service, which takes your project from conception to completion, or you can utilize our expertise for specific stages, such as planning application assistance.

  • Our fee does not include additional expenses incurred during the project, such as fees for other consultants (structural engineers, surveyors, etc.) or statutory fees (planning permission applications, building control approvals).
    We'll provide a transparent breakdown of all potential costs upfront, including our fees and any anticipated external expenses. This ensures you have a clear picture of the overall project budget.

You then select the contractor that best aligns with your budget and project needs.

    Alternatively, we can involve a preferred general contractor during the conceptual design phase. This collaborative approach allows the contractor to provide valuable input on constructability and cost-efficiency from the outset, potentially leading to a more optimized final design. We partner with experienced contractors and can recommend a suitable fit based on your project's specific requirements.

  • Accurately predicting construction costs is very difficult, and requires project details which are typically defined during design stage. Factors like location, size, complexity, and desired finishes all influence the final price. Once we discuss your vision and conduct a preliminary review, we can provide a more precise cost range.

  • The cost of internal refurbishment varies depending on the scope of the project. Here's a breakdown to help you estimate costs:
    Extensive renovations: Substantial changes to layouts, significant structural works, re-plumbing, re-wiring, and full redecoration. Estimated cost per square metre: £2,200 - £3,300.

    Moderate renovations: No significant layout changes or substantial structural works required, but including full redecoration, re-plumbing, and re-wiring. Estimated cost per square metre: £1,700 - £2,800.

    Minor renovations: Re-plastering and painting, installing new floor finishes, and minor electrical and plumbing modifications. Estimated cost per square metre: £1,100 - £2,200.

    There are two application options for approval:
